Field notes from Duluth installs
Duluth was chartered in 1876 as a railroad stop, and you can still date the city by its walls. The oldest houses near the tracks, in the historic blocks around the 1898 Strickland House, a Victorian that came through intact, carry plaster-and-lath over irregular framing. We probe those with a pilot bit instead of trusting an electronic finder, which reads lath as solid wood and puts the bracket an inch off the stud.
The bulk of Duluth came later. Ranch and split-level subdivisions filled in through the late 1970s and the 1980s, Cardinal Lake Estates and Howell Glen among them, and they are honest 16-inch on-center wood stud behind brick veneer, with a brick fireplace on the long wall. Berkeley Lake next door built out from 1977 through the 1990s on the same pattern. Sugarloaf Country Club arrived in the mid 1990s, TPC Sugarloaf opened in 1997, and those houses are larger, open-plan, and often cathedral ceilinged.
