Field notes from Dunwoody installs
Dunwoody stayed farmland until the 1960s and then went up almost all at once. Georgetown was advertised in 1961 and finished out by 1968, Dunwoody Club Forest and the Branches followed through the 1970s, and the Perimeter Mall corridor filled in around them. That leaves one dominant wall across most of the city: dimensional-lumber studs 16 inches on center behind thin drywall, with a brick or brick-veneer lower level on the split-levels. Our crew runs a stud-finder pass and then a magnet sweep for the original drywall screws before any hardware comes out of the case, because the Dunwoody Country Club houses near Tilly Mill Road have mixed wall types and an electronic finder alone reads wide on them.
The 1960s and 1970s brick fireplaces in Dunwoody Club Forest, the Branches and along Vernon Springs Drive get a hammer drill and mortar-joint anchors. Nothing goes through the face brick. Perimeter Center is a separate market inside the same city: steel-stud condo walls, the occasional run of concrete behind the drywall, SnapToggle anchors, and a call to building management before we show up.
Dunwoody has only been a city since December 2008, but the housing under it is sixty years old and the red clay it sits on moves. When a wall has settled out of plumb we shim the bracket instead of forcing it level.
