Sandy Springs was farmland into the mid-1950s. What changed it was infrastructure: I-285 and the first phase of GA 400 opened in the 1960s and the county filled in fast with brick ranches and split-levels. Riverside went up largely through the 1960s and 1970s on large lots down toward the Chattahoochee, and Powers Ferry, Heards Ferry, Spalding Drive and Mount Vernon followed the same pattern. All of it is wood stud behind the drywall with brick veneer outside, which is the friendliest wall we mount on. We probe for framing, drive 3 inch Grade 5 lag bolts, and the job is done inside an hour.
The Perimeter Center corridor is the opposite build. Park Towers I finished in 1991 at 24 stories and converted to condos from 1999, and the residential high-rises around it are concrete slab with light-gauge metal stud partitions. Those get a hammer drill and sleeve anchors on concrete, SnapToggle anchors on steel framing, and never a lag bolt. City Springs, which opened in 2018 off Roswell Road, is the newest version of the same construction.
Sandy Springs did not become a city until 2005, when 94 percent of voters approved incorporation after an effort that had run since 1966. Our crew has been working these north Fulton County walls since 2015 and the split is roughly two-thirds wood stud, one-third concrete and steel.
