Field notes from Wylie installs
Wylie reads as two towns stacked on one map. The older one is the rail grid around Ballard Avenue and the single-story 1980s brick ranch streets off it, where the framing is dry, ceilings are 8 feet, and a den wall is often full-height brick. The newer one is Woodbridge, Birmingham Farms and the Inspiration edge: brick two-story tract houses, tall drywall walls, cast stone surrounds. All on slab-on-grade over Blackland Prairie clay.
Wood stud gets a deep-scan read, a magnet confirmation and 1/4-inch lag bolts. Metal stud, in a Wylie rental, gets SnapToggle anchors four points wide. Brick and cast stone get carbide bits and Tapcon anchors after a heat sweep.
Two local conditions drive the plan. The clay under the slab swells in spring and shrinks in August, which is why a settlement crack opens over the family room header and why anchors land in framing, not patched drywall. The attic decides the cable route: past 130 degrees all summer, it is the last place a run should go. Hail season sets the hardware for anything on a covered patio near the Lake Lavon shore.

The Wylie price list is short and set before anyone drives out: $129 up to 54”, $159 for 55-69”, $209 for 70-79”, $255 for 80” and up. Cable concealment $95/TV. The +$99 masonry surcharge applies to brick, stone and concrete; drywall and metal stud carry none. The only Wylie walls that trigger it are a brick den wall, a cast stone fireplace and a patio column.
