Field notes from Keller installs
Keller is a two-story traditional town. Hidden Lakes and Saddlebrook are the 1990s and 2000s version, Marshall Ridge the 2010s version with a stone front and often a stone veneer wall inside, and Old Town Keller with the Bear Creek Park side holds the smaller single-story stock. Under the veneer it is all wood stud and drywall on a slab-on-grade foundation in expansive Blackland Prairie clay.
Drywall gets the deep-scan stud finder, a magnet check, a 3/16-inch pilot and 1/4-inch lag bolts. Stone veneer gets a carbide pilot and 4-inch lags through to the stud, since the stone itself holds nothing. Brick and cast stone fireplaces get Tapcon anchors and a heat reading first.
Two things are true of every Keller house. The clay moves it, so a settlement crack over the family-room opening is expected and the anchors go into framing beside the patch. And the attic runs past 130 degrees all summer, so cable to the game room gets pulled early on heat-rated cable. Hail keeps a patio screen under the roof.
