Field notes from Southlake installs
Southlake is a 1990s-to-2010s town, and its houses share one skeleton: brick and stone veneer over wood stud, drywall inside, a slab-on-grade foundation in expansive clay. What changes from Timarron to Shady Oaks to Carillon is scale. Family rooms run two stories, fireplaces run to the ceiling in cast stone or stacked stone, and the TV wall is often 12 feet up or on masonry, sometimes both.
The sequence holds. Deep-scan the drywall, confirm with a magnet on the screw heads, pilot at 3/16 inch, lag bolts torqued by hand into framing. On stone, carbide pilots first and a decision about whether the stone or the stud behind it does the holding. On the fireplace, the infrared thermometer picks the mount before anything gets drilled.
Foundation movement is the quiet constant. Blackland Prairie clay swells in a wet spring and shrinks in August, so a settlement crack over the family-room opening is normal here, and the answer is to keep every anchor in wood rather than patched drywall. Hail keeps patio screens under the roof; attic heat past 130 degrees puts cable runs in the first slot of the day.
TV mounting prices in Southlake
Southlake TV mounting runs $129 (up to 54”), $159 (55-69”), $209 (70-79”), $255 (80” and up), flat and by screen size. Cable concealment $95/TV. Only brick, stone and concrete trigger the published +$99 masonry surcharge; plaster, drywall and metal stud are standard rate. Here the surcharge means the tall stone fireplace or the patio wall; the drywall in a Timarron family room, however high the mount, is base rate.
