Grogan’s Mill and Panther Creek hold the 1974-onward contemporaries: wood siding, angled walls, paneled dens, framing that wanders off a clean 16-inch layout. Creekside Park is newer drywall and cast stone; Hughes Landing is metal stud and concrete.
Your installer matches the anchor to the wall, never the other way around. Wood stud takes 5/16-inch lags confirmed by magnet and pilot. Metal stud takes rated toggles, ideally with the bracket spanning two of them. Brick, cast stone and concrete take Tapcons at low speed, and only those walls trigger the surcharge. Paneling is a finish layer, not structure.
Then the weather. Humidity works into any unsealed penetration, Gulf storms soak attics through roof damage, and a Woodlands attic in summer sits above 130 degrees. Every hole gets sealed the day it is drilled, and cable crossing that attic is CL3-rated and clipped clear of the decking.

Pricing is flat, set by screen size and locked when you book: $129 up to 54”, $159 for 55-69”, $209 for 70-79”, $255 for 80” and up. Cable concealment $95/TV. Expect the published +$99 masonry surcharge when the bracket lands on brick, stone or concrete, and nothing extra on plaster, drywall and metal stud. A Sterling Ridge family-room wall and a Hughes Landing partition both price at the standard rate; a floor-to-ceiling cast stone surround in Creekside Park is the wall that adds $99.
