Field notes from Lake Las Vegas installs
Lake Las Vegas is a resort community inside the City of Henderson, and it packs three build types into a few square miles. The MonteLago Village condos and the units near the Hilton and Westin resort edge are metal stud and concrete: toggles and concrete screws, no lag bolts. SouthShore, Reflection Bay and the hillside customs are wood-framed Tuscan and Mediterranean houses with stone surrounds and great-room walls running 16 to 20 feet. The villas along Lake Las Vegas Parkway are stucco over wood frame with drywall inside.
So the first five minutes decide the whole job. A test hole tells us gauge in a condo. A tap and a scan tell us whether that stone is veneer over framing, which it always is. Everything anchors to Seismic Design Category D: four points on big panels, safety screws in the hooks, arms locked.
Then the logistics of a gated resort: names at the guard gate the night before, a certificate of insurance for condo management, the freight elevator booked for a big box. Heat and monsoon dust decide the terrace jobs.
TV mounting prices in Lake Las Vegas
A MonteLago condo and a SouthShore custom pay the same rates: $129 up to 54”, $159 for 55-69”, $209 for 70-79”, $255 for 80” and up. Cable concealment $95/TV. Stone and stacked-stone fireplace surrounds add the published +$99 masonry surcharge; drywall over wood stud, metal stud in the condos and plaster carry NO surcharge. Full-motion arm +$72, soundbar install $79, no travel fee out to the lake.
