Field notes from Peachtree City installs
Peachtree City is unusual for Metro Atlanta in that it has almost no old housing. The city was chartered in 1959, and the developers behind it assembled more than 12,000 acres of Fayette County farmland to build it village by village, each village with its own shopping, recreation and elementary school. Fewer than four homes in a thousand here were built before 1950. The median build year is 1993 and more than half the stock went up between 1980 and 1999. For a mounting crew that means no plaster and lath, no lime mortar and very few surprises behind the drywall. Wood stud at 16 inches on center is the default.
What does vary is the room. The city’s comprehensive plan matches architectural styles to villages, and it lines up with what we actually find: ranch houses in Aberdeen, the boxy shed-roof style in Glenloch, New Traditional in Braelinn, taller multi-story houses in Kedron. A ranch gives us an eight-foot ceiling and a short cable run. A two-story Kedron family room gives us a long ladder, a backer plate and a wire path that has to travel.
The other constant is the paths. More than 100 miles of them, and better than 10,000 households in the city keep a cart. A lot of those houses put a sunroom or a screened porch on the path side, and those rooms get outdoor-rated hardware.
