River Oaks is a neighborhood inside Houston rather than a city of its own, and its walls are the heaviest we work on inside the Loop. The 1920s to 1940s Georgian, Tudor and Regency houses along the River Oaks Boulevard axis, through Tall Timbers and Homewoods and on the Country Club side, are plaster-and-lath with real brick masonry behind much of it. Among them sit luxury rebuilds, drywall over wood stud with brick outside.
That mix decides the toolkit. Plaster gets tape, a stepped pilot and no percussion, framing tracked by magnet because a stud finder reads lath as solid material. Masonry gets carbide bits, Tapcons at low speed, mortar-joint placement on worn brick and the surcharge. Rebuild drywall is lag-bolt work into 16-inch centers. Paneling gets anchored through the stiles, never into a panel field.
The lots matter too. Mature oaks shade these houses, which changes how a screen is calibrated and where an outdoor set can go. Humidity handles the rest: sealed penetrations, CL3-rated cable through a 130F attic, corrosion-resistant hardware under a covered patio.

Anchoring into brick, stone or concrete adds the published +$99 masonry surcharge. On plaster, drywall and metal stud, there is no surcharge. River Oaks is one of the few Houston areas where that surcharge comes up often, because a chimney breast in an original estate is frequently solid brick rather than veneer.
