Field notes from West University Place installs
Two kinds of house, often on the same block. The 1920s and 1930s cottages and 1940s Colonials that survived carry plaster over lath, original trim, and often a pier-and-beam floor. The rebuilds that replaced their neighbors are drywall over wood stud behind brick veneer on slab-on-grade, and they go up two or three stories because a West University Place lot has no room to spread.
Our installer reads which one before touching a drill. On plaster it is tape, no hammer mode, a stepped pilot and framing found by magnet, with trim mapped first so nothing original takes a hole. On rebuild drywall it is lag-bolt work into 16-inch centers, a SnapToggle only where a bracket’s outer hole misses. Brick fireplace faces take Tapcons and the surcharge; the inside of a brick veneer wall does not.
Humidity and flood history handle the rest. Attic cable is CL3-rated because that space passes 130F in summer, penetrations are sealed the day they are made, and where a pier-and-beam crawl space is workable we route underneath and leave the plaster alone.
